"My experiences with Terrylynn Fisher have been wonderful. As stressful as purchasing a home, preparing a home for purchase, and all the other questions that come into play for other investment opportunities, Terrylynn has been such a wealth of information and support. When I have a question, I immediately only have her come to mind. She always gives honest, ethical advice even if there is no commission involved. I also love her calmness and overall energy."

Empire Realty earns No. 10 on San Francisco Business Times annnual list
WALNUT CREEK/DANVILLE
Empire Realty was recently ranked No. 10 in the SF Business Times annual list of Largest Residential Firms in the East Bay. The list includes residential real estate firms with offices in Alameda and Contra Costa Counties and is ranked based upon gross sales for each calendar year.
“We are pleased to be recognized as one of the few companies to increase gross sales in 2009 compared to 2008. We take pride in the accomplishment of continued growth and the steadfast commitment of our agents,” said Hank Perry, President of Empire Realty Associates.
Adding to the significance of this achievement, Empire Realty, with less than 75 agents, achieved the highest average sales volume per agent of any of the larger firms located in Contra Costa.

Point Lobos
Well you may not think Point Lobos is local to San Francisco, but just a couple of hours down the coast is a day trip you won't believe...the sites are amazing and breathtaking, you will hike trails with views that are unparalleled and rare except for a few places on earth. See what I mean?
For that Hawaii atmosphere, the pounding roar of the waves, whale watching, we have it all right here and you don't have to get on an airplane to get there. For more information http://www.pointlobos.org/Information.html a little info from the website tells about how Point Lobos got it's name:
"Deriving its name from the offshore rocks at Punta de los Lobos Marinos, Point of the Sea Wolves, where the sound of the sea lions carries inland, the Reserve has often been called "the crown jewel of the State Park System." Point Lobos has offered many things to millions of people who have visited it over the years. Point Lobos State Reserve has outstanding passive recreation values, such as sightseeing, photography, painting, nature study, picnicking, SCUBA diving, and jogging. In addition to the spectacular beauty, nearly every aspect of its resources is of scientific interest. There are rare plant communities, endangered archeological sites, unique geological formations, and incredibly rich flora an fauna of both land and sea."

Japanese Tea Garden.
We hadn't been to the Japanese Tea Garden for about 20 years and when friends came to visit from Canada in January...the Japanese Tea Garden is the oldest public Japanese garden in the United Stated located inside Golden Gate Park in San Francisco, California.
Since they came to California to see our sights We decided to take them there to have a cup of tea and cookies in the garden. It was great fun, relaxing to stroll the walkways, sit and look at the water features in various places and of course the amazing architecture and beautiful flowers. See for yourself, and if you haven't been for a while, a day off in the City (SF of course) is a nice outing... Sometimes we take for granted what is right here for us to enjoy.

Did you know in the City of Clayton we have wildlife???

Ostriches on the Seeno Property in the Oakhurst country club... when you walk along the trail, sidewalk that sides where they are resting, walking, grazing... they will follow you. I tried it the other day, walk, stop and they walk and stop with you . they are quite large and fascinating to my grandkids, as they are not often seen outside of a zoo or animal preserve.

The many faces of Mount Diablo...
Mt. Diablo State Park in December 2009 up the road through Concord, into Walnut Creek and up the mountain from Oak Grove Road...Had you been here in December, 2009 when it snowed you might have been looking at the trees full of snow...and been hit by a snowball by one or two or three or four of the cutest (if I do say so myself) kids in the clayton area ...If you can name any of them I'll send you a lottery ticket...

From heather Farm Park... ...Mt. Diablo

To SAVE the many faces of Mt. Diablo to enjoy forever...check out Save Mount Diablo:
Save Mount Diablo is proud of its 38 - year history and its efforts in helping increase open space on and around the mountain from 6,788 acres to more than 100,000 acres.
www.SaveMountDiablo.org This beautiful resource frames much of what we do in the Bay area...it would be a shame to have the habitats and ecology be lost.

I met Julie Seelen, Development Manager for Save Mount Diablo at a recent Walnut Creek Chamber of Commerce event. We vowed to talk more at a later time as there is so much to know, see, do and learn about our glorious Mount Diablo. If you don't get the information you need on the website...or to find out how you can help, email jseelen@savemountdiablo.org

Clayton, California Oakhurst Country Club walk
On a walk through Oakhurst Country Club, Clayton California...you miss a lot when you just drive through Oakhurst in Clayton. The area is a well thought out series of communities surrounded by greenbelts and beautiful scenery that is part of our Mt. Diablo Foothills experience here in Clayton, California.
For example. The waterfall that is part of the golf course. The waterfall is not running every day so it's a treat to see it flowing .

Here I am just about to climb the BIG hill which is what we walkers call it...along side the golf course going up toward the SEENO home at the top of the hill and several luxury home subdivisions in the country club.

Some golf course shots seldom seen if you don't walk just about 10 steps off the trail...

31 parks...where are they???
This is Concord Community Park, Cowell Road, Concord

One of the reasons my husband and I decided to move our family to Concord 35 years ago was the community services, parks and activities for families. We still live here for much the same reason which is why you'll notice my frame of reference for most of my posts is related to children. We now have 5 grandchildren from 3 to 12...so needless to say parks are a huge part of our life.

Concord community park has a swimming pool, soccer fields and huge play areas for those waiting for people doing the other activities or just a destination...the play structures are age appropriate and as you can see challenging and rewarding when you finally make it across the bars, etc.

Try guessing where the other 30 parks are or click on this link and see for yourself.

A friend and fellow Realtor, Lori Hagge, passed this along from one of her clients. I'd lolve it if we could find this dog a home so her owner doesn't have to surrender her to a shelter. She can't find a no-kill shelter!
Terrylynn
Via Chris Fisher of StagersLISTWebsites.com (StagersLIST.com):
If anyone can help foster or adopt this sweet six year old dog please let us know. See below for the story of why she is in need of a home. Her family cannot find a no-kill shelter.
Please help me find a home! My mom lost her home, her job and her other best friend already. She's taken good care of and loved me very much for six years, but she's living with relatives in an apartment that won't allow dogs over 20lbs. I'm a good girl, I'm not as old as I look cause my muzzle has always been gray. I'm afraid my mom's heart will break if I don't find somewhere to live... she's had a rough year, but seeing me put down when I'm so full of life and love would be one of the hardest things ever. We've been looking for a no-kill shelter, but with so many families losing homes in California, we haven't had any luck. If you know someone who lives in the San Francisco Bay area who could love a silly girl like me, please let my mom, KC, know. You can email her on Yahoo. Her address is kc.coburn, you know the rest. Please forward this message to your email list, too. Maybe it will reach someone who needs me as much as I need them. Thanks! Serena

Wall Street Journal says - Sellers Dry your eyes and lower the price!
I found this website recently which quotes some leading financial companies in the know about our 2010 real Estate Market... www.KeepingCurrentMatters.com February, 2010. The quotes are below in this post.
There are some good blog posts as well pertinent to our current market. This is a particularly good one based on a New York Times Article about seller's drying their eyes and lowering the price. I've used it personally. http://kcmblog.com/2010/02/25/dry-your-eyes-and-lower-the-price/
I think the blog post is on the money and looking at the statistics which reveal there are more home sales in our area than last year at this time it is clear that sellers are getting the message. Of course those who were "hanging on" are no longer able to which makes a difference. BUT our sales are up and in some of the zip codes locally that I monitor our Bank owned and shortsales (REO's and short sales) are about 40% of the most recent sales. That number was much higher last year.
David M. Blitzer, Chair of Index Committee and Standard and Poors says "Coming after a series of solid gains, these data are likely to spark worries that home prices are about to take a second dip."
Patrick Newport, HIS Global Insight says "We believe that prices have further to fall-about another 5-10%".
Deutsche Bank reports "home prices will drop a further 10 - 12% from current levels".
Moodys "We expect another 11% national decline likely before the worst is over".
Morgan Stanley "Home prices should continue to decline 10-15% through 2010".

Would you like to tell your State government what is important? Would you like to take a crack at spending the state's money where it would do the most good. Take the budget and decide where you would spend the money, schools? Prisons? Environment? And more. This is the California Budget Challenge. It is a good exercise for students, but why not everyone? It is interesting to see your challenges when you spend too much or too little in one area. And what is your budget goal, philosophy which is a natural thought process in deciding what to cut and what to spend. Think about it...good for social media and just overall discussions. Try it, I dare you...For you guys outside of California, try the Federal budget challenge and see what you come up with. I know what I'd do...
California Budget Challenge - UPDATED September 2009 Edition (Yes 2009, but think of it like a game, or an exercise, something you can talk with your kids about...so give a try and see what you think.

And as for the Federal budget:
Excerpts from the www.Next10.org website
Next 10 partnered with the Concord Coalition, a nonpartisan, grassroots organization dedicated to educating the public about the causes and consequences of federal budget deficits, to create the Federal Budget Challenge, an online simulation that lets users make policy decisions and try to reduce the federal deficit.
In the months to come, Next 10 and The Concord Coalition will take the Federal Budget Challenge on the road, visiting classrooms and town hall meetings across the country. Please email sarah@next10.org for more information.
